Want to sell your home yourself and pay no listing commission?  Willing to pay a Realtor that brings a buyer?  This package is for you! 

A listing in the MLS means that your home will be part of each Realtor's inventory to be accessed when searching for homes to show their clients. Your home will also be featured on Realtor.Com, the national database website that thousands of homebuyers use each day when searching for a home. 

For a flat fee of $395 we will place your home in the Albuquerque Metropolitan Board Of Realtors or the Santa Fe Association of Realtors Multiple Listing Service (MLS).  If you sell your home to a buyer that was procured by a Realtor, you pay that Realtor a commission (amount determined by you – typically 3%*).  If you sell the home yourself without a Realtor, you pay no commission at all.

$395 Flat Fee MLS Listing Package Includes:

• Listing in the Albuquerque Metropolitan Board Of Realtors Multiple Listing Service or  The Santa Fe Association of Realtors for 6 months
• Enhanced Listing on Realtor.com with up to 5 photos, a direct link, Open House announcements and printable brochure with photo and map
• New Mexico Property Disclosure Form and Lead Paint Disclosure (if required)
• Use of a Rhino yard sign
• Assistance in mortgage pre-qualification of potential buyers
• Your property on most other company websites in the IDX/MLS system (including Coldwell Banker, Keller Williams, ReMax, Prudential, Century 21 and many more).
  
• Advertisement on Non-MLS sites including: Craig's List, FrontDoor, Trulia, Oodle, PropSmart, LiveDeal, Vast Real Estate, Yahoo Real Estate, Zillow, HotPads.com and more.

Along with the limited service package, this one also includes what you typically get from a full service Real Estate company but at a fraction of the price. You have the same $395 initial charge but it is credited back to you at closing. This is great for the out of state seller or someone who does not want or have the time to deal with the process of selling you home.

• We measure your house & take photos.
• We can take all calls on the house and arrange all showings.
• We will help negotiate all offers including all paperwork, counter offers, amendments and net outs.
• Coordinate all inspections, appraisals and title company paperwork including monitoring the process and being present at appointments.
• We offer full phone support & document deliveries for free

Enhanced Listing on Realtor.Com - A listing appearing on Realtor.Com that is enhanced to include additional information about the property and includes up to 5 photographs.  Also includes a direct link to the listing that can be cut & pasted to emails.  

Multiple Listing Service (MLS) - The database of homes listed by Realtors maintained by a local board or association of Realtors.  The MLS is composed of property descriptions submitted by member brokerages.  Membership isn't open to the general public, although MLS may be posted on websites such as Realtor.com.  The MLS serves as the "inventory" for all member Realtors.

Procuring Cause - The Agent, Broker or Licensee that can prove that they actually caused the sale to happen.  Typically this would be person that brings the buyer for their first visit and submits the purchase agreement.

RECOMMENDED! 
Supra Electronic Keybox - A secure electronic keybox that is the preferred method of entry by Realtors.  Affixed to your doorknob, hose bib or security gate, this automated electronic keybox provides easy access for participating Realtors.  Use of the keybox will make it easier for Realtors to show your home.
*The fee is for the installation of the lockbox only and is non-refundable once lockbox is installed - seller's waiver required.
